LAND TO US
When it comes to owning and selling land for development, Broadwing is with you every step of the way. Find out what our process is below.
Being in possession of a plot of land, or a garden larger than you need is a great situation to be in. But knowing what to do with it can sometimes prove tricky.
First of all, you’ll want to find out how much it’s worth, which means approaching the right person. Finding someone that’s reliable and trustworthy is imperative, as they’ll be able to help you maximise the value of the land while helping you to find a team that’ll guide you during the process.
THAT's WHERE BROADWING COMES IN
We’re here to help you when it comes to your land, and what can and can’t be done with it. Therefore, we’ll work to help formulate the best plan of action, without baffling you with complicated jargon or talking down your expectations.
With an aim and desire to find the best possible outcomes for all parties, from landowners to building contractors and agents, you can trust us to help every step of the way.
DOES IT WORK?
All good relationships begin with a conversation. Our aim when it comes to the initial discussion is to build up a rapport and trust with you. We do this because we feel it’s essential for both parties when it comes to creating a beneficial partnership.
Always the best policy, we’ll be open and transparent with you right from the start when it comes to your site, the value and development. The best way to increase the price that we’ll pay is to maximise its development potential, and we’ll tell you how best to do this.
This is where we’ll agree on how much the land is worth. However, this is dependent upon securing consent from the planning authority for the development we envision – something that we pride ourselves in being able to do.
If you’re looking for another way of increasing the value of your land, this could be done by pursuing a joint venture. Here at Broadwing, we’d be more than happy to explore this option for you and demonstrate the additional value it can create.
Whether you choose a joint venture or not, once the price has been agreed, we’ll enter into an option agreement with you. We’ll then have a period of exclusivity to the site. During this period we can work with our team of architects, and planning consultants to prepare design schemes and submit the planning application.
WE'VE GOT THE BILL
We know that this can be an extremely stressful process, and we want to make this as stress-free as possible for you. That’s why we’ll bear all the costs as this is our risk, and we’re prepared to take it.
If we are successful in securing the planning permission, we can then complete the final transaction. However, if the planning permission is rejected, we absorb the costs spent, and the option expires. You’ll then be able to sell the land on the open market without having lost a penny.
